The tenant shall provide the landlord with a complete credit check (conducted by Oligny Thibodeau) to the landlord's full satisfaction. If the landlord is not entirely satisfied with the credit check, they shall notify the tenant in writing within two days of receipt, and the promise to lease shall become null and void.
The tenant shall:
Provide proof of civil liability insurance ($2M) for the duration of the lease prior to signing the lease;
Provide a confirmation letter from Hydro-Québec indicating that the account has been transferred;
Read and acknowledge receipt of the building's by-laws and regulations;
Comply with and be responsible for all rules and fees related to move-in and move-out required by the condominium syndicate (to be confirmed whether move-in fees apply);
Provide payment of the first month's rent prior to signing the lease.
If any of the above items are not received prior to the signing of the lease, the landlord shall render the promise to lease null and void.
During the entire term of the lease:
The tenant shall not use, grow, smoke, or vape tobacco, cannabis, or any other illegal substance, nor permit anyone to do so in any interior part of the premises, common areas, or the property of which they form a part.
The tenant shall not sublet the property, whether for Airbnb-type rentals or any other short-term rental; any such activity shall be considered a repudiatory breach of the lease. The tenant shall be responsible for paying any penalties resulting from failure to comply with the building rules and declaration of co-ownership. The tenant shall also be responsible for any fees due to the loss of keys or key fobs.
The tenant is not authorized to sublet or assign the lease without the landlord's written consent.
End of lease:
At the end of the lease term, the unit must be returned in the same condition as at the beginning of the lease, including all inclusions listed in the lease and the general condition of the unit.
The tenant agrees not to have any pets.
